Our Letting Fee

Our standard letting fee is 12% including VAT of the gross annual rent, equivalent to 10% plus VAT.

Our team offers clear, considered advice and attentive guidance throughout your search. From arranging viewings and presenting an offer to coordinating references and preparing for your move, every stage is handled with discretion, efficiency and care.

Payments and Deposits

Under the Tenant Fees Act 2019, landlords and letting agents may only require certain permitted payments in connection with qualifying tenancies. Full details can be found in the Government’s Tenant Fees Act guidance.

A refundable holding deposit, capped at one week’s rent, may be required to reserve a property while references and tenancy documentation are completed. Subject to the applicable terms and the tenant’s agreement, this may subsequently be applied towards the first rent payment or tenancy deposit.

For tenancies covered by the Tenant Fees Act, the refundable tenancy deposit is capped at five weeks’ rent where the annual rent is below £50,000, or six weeks’ rent where the annual rent is £50,000 or above.

Tenants remain responsible for the rent and any other payments permitted by law and detailed within their tenancy agreement. Different arrangements may apply to tenancies outside the scope of the Tenant Fees Act, including properties with an annual rent exceeding £100,000. All applicable payments will be explained clearly before a tenancy is entered into.

Professional Standards

Jean Oddy & Co is committed to the highest standards of professionalism, transparency and client care. We are members of Propertymark, Propertymark Client Money Protection, Safeagent and The Property Ombudsman. Qualifying tenancy deposits are registered and protected through mydeposits.

Copies of our membership and protection certificates are available upon request.

Fees for Tenancies Outside the Tenant Fees Act

The following fees apply only where a tenancy falls outside the scope of the Tenant Fees Act 2019, including certain tenancies where the annual rent exceeds £100,000.

Tenancy Agreement Fee — £600 including VAT (£500 plus VAT)
This covers the preparation of the tenancy agreement, any associated negotiations, and the administration required through to signing and completion.

Referencing Fee — £120 including VAT per applicant (£100 plus VAT)
This may include identity and right-to-rent checks, immigration or visa verification, financial and credit checks, and obtaining references from current or previous employers and landlords. It may also include any other relevant enquiries required to assess an applicant’s suitability and affordability.

Please note that additional costs may apply in respect of professional cleaning, inventory preparation, check-in and check-out services. These are third-party costs and are not charged by Jean Oddy & Co.
