Jean Oddy & Co does not have any charges to Tenants whatsoever. All search, administration, Tenancy Agreement and Renewal fees are totally free of charge. There is now legislation in place called The Tenant Fees Act 2019 and more information can be found here this covers Tenancies up to a total rental of £100,000 per annum and are known as ‘Assured Shorthold Tenancies’. Unlike other agents, Jean Oddy & Co has had a policy of not charging Tenants administration fees for many years, even before this act. In addition to that non ‘Assured Shorthold Tenancies’ which are Tenancies in excess of £100,000 per annum, still can attract administration fees from agents, however we believe this is wrong and still do not charge any of these fees even though outside of the act.

The Tenant is may be asked to pay a reservation fee of one weeks’ rent for assured shorthold tenancies in order to take the property off the market while the paperwork is completed. This reservation fee is deductible from the first instalment of rent.  The rent is payable on a per calendar month (weekly rent, times 52 and divide by 12) or quarterly (annual rent divided by 4) basis throughout the term of the tenancy. A dilapidations deposit of five weeks rent for assured shorthold tenancies of under £50,000 per annum and six weeks rent for assured shorthold tenancies over £50,000, refundable at the end of the tenancy, is held by the agent as stakeholder against any damages or dilapidations during the course of the tenancy.

Please be aware that other costs not charged by Jean Oddy & Co maybe applicable at the end of a tenancy, such as cleaning and in the case of non AST’s (assured shorthold tenancies) an inventory check out.
